ELLIOTT M. ROSS, CCIM
Elliott M. Ross, CCIM is the President of The Ross Realty Group, Inc. and Ross Consulting Group, Inc. The Ross Realty Group, Inc. was established in 1989 as a full-service real estate company that leased and managed over three million square feet of commercial properties in the Tampa Bay area when, in 2013, he sold Ross Realty Group to RMC Property Group in Tampa.
He became the Managing Director of the RMC Ross Realty division of RMC. He closed over $60 million in sales transactions during his three years with RMC. In July 2016, RMC suddenly closed the office.
After a year as an agent with Ciminelli Real Estate Services, Elliott reopened his own office in August of 2017. He concluded 2017 and 2018 with over $40 million in closed transactions.
Elliott has over 40 years of experience as a broker representing financial institutions, owners associations and individual owners in all types of commercial transactions.

KARIN STEWART
Karin Stewart currently holds the position of Executive Assistant to Elliott M. Ross, CCIM, President of Ross Realty / Ross Consulting, Inc. (“RCG”). Her duties include assisting in Purchase and Sale transactions and general office administration. In addition, Karin is a Realtor and handles the sale of various RCG assignments. She received her Florida Real Estate License in 1993 and has over 30 years of experience in all areas of commercial real estate.
In 2016 Karin and Elliott joined Ciminelli Real Estate Services in Tampa, working side by side until Elliott reopened his own office in Tampa in August of 2017.
Karin joined Ross Realty Group in 1992 and subsequently became a part-owner in the company. In 2013 the company assets were sold to RMC Property Group and Karin worked in the same capacities for the newly formed brokerage company, RMC Ross Realty Group.

- Prior to 1992, she worked for ten years with national and international real estate investment and property management companies. During that time, Karin’s responsibilities included German Investor servicing, the day to day supervision and management of six apartment complexes, supervision of on-site managers and personnel, coordinator for new acquisitions, administrator and supervisor of a construction draw over an apartment renovation project in excess of one million dollars. Duties also included the review and analysis of monthly operating statements and bankruptcy reporting. She is also very familiar with all aspects of partnerships administration, investment funds, and owner/investor/ tenant relationships.

JENNIFER M. APRILE
Jennifer M. Aprile (“Ah – Prill – E”), is a Florida Real Estate Sales Associate/Marketing Assistant at The Ross Realty Group, Inc.
As a Tampa native, Jennifer has extensive knowledge about the area and a deep love for the city. She attended the Academy of the Holy Names for high school. Upon graduation, she went on to continue her education at the University of Tampa on a volleyball scholarship. Four years later she graduated with a Bachelor’s Degree in Business Management.
Jennifer earned her Florida Real Estate License in 2019 and joined the Ross Realty Group. [Link]

Chris Shryock
Chris Shryock joined Ross Realty in 2013 as a sales and leasing associate as well as Tenant representation in the Tampa Bay area. Prior to joining Ross Realty, Mr. Shryock was the area developer for 30 years with Kahala Corporation representing Blimpie Subs & Salads in the Central Florida markets, including the Tampa/Orlando markets.
During this 30-year period, Mr. Shryock received “Area Developer of the Year” awards in 1991 and 2001 and was awarded “Most Franchises Sold” for 6 consecutive years. After 4 years with CR Commercial Realty, Mr. Shryock has now rejoined The Ross Realty Group as a Senior Associate handling sales, leasing, and tenant representation.

Katelynn Bontrager joined Ross Realty Tampa Bay in January 2023 as Marketing Specialist.
Katelynn Bontrager was born and raised in Sarasota, Florida. She attended Florida Southwestern Collegiate High School and graduated in 2020 with her AA degree. She went on to pursue a bachelor’s degree in Real Estate at the University of Central Florida and graduated in May 2022.
While in school, she interned as a social media coordinator for Palkiper Commercial Real Estate Services. Her most memorable part of college was participating in the NAIOP Case Study Competition, where she worked on a team to develop a site and present in front of industry professionals.

Most owners of commercial real estate hire real estate agents to sell or lease their property on their behalf. The real estate agent їs responsibility is to represent the owner in the sale or lease of the property; not to represent the tenant.
CRE agents receive a commission upon the signing of the sale or lease between the owner and a buyer or tenant. The amount of the commission of most often calculated as a percentage of the sale or lease value, which usually ranges between four and six percent.
For instance, if a tenant signs a 3-year lease for a 2,000-square-foot building at $18.00 per square foot, a 4% commission to the real estate agent would amount to $4,320.00 (3 years x 2,000 sq. ft. x $18.00 x 4%). The owner of the leased building pays the agent commission; typically one-half on the signing of the lease and the remaining one-half when the tenant begins occupying the building.
For instance, if a tenant buys a 2,000-square-foot building at $1800.00 per square foot, a 4% commission to the real estate agent would amount to $144,000.00 (2,000 sq. ft. x $1800.00 x 0.04). The owner of the sold building pays the agent commission; typically in full at the close of the sale of the building.
The sale or leasing agent has the listing of the property and represents the interest of the owner of the building.
A buyer or tenant representative (rep) represents the interest of the buyer or tenant in the lease.
Some agents work exclusively on listing while others take on buyer or tenant representation only. Other agents will work with both.
